Vote ITL, it has many problems: ~Could cost the landlord loss of not 3 but actually 5 or more months rent ~Many people who collect social security have other assets or income, and could easily pay rent ~’unanticipated halt of monthly Social Security payments’ is undefined, and maybe undefinable which could cause months of unpaid rent. ~Tenant could be the cause of the disruption in payments ~This would be a state authorized scam where tenants could skip out on rent even if they have means to pay ~’Grace period’ is not defined ~Tenant is not required to seek other means of payment ~Could be a severe financial burden for the small mom and pop landlord. ~Tenants already have time to find other housing ~As introduced, there is no clarity in how the eviction process would be modified. ~The longer someone gets behind, the more likely they will never catch up ~Unreasonable that tenant doesn’t have to pay but landlords still do ~Likely leaves landlord loosing several month’s rent and no means of recovery ~No proof from tenant is required. Likely to put eviction on tenants record ~No limit to using this ‘free rent’ option ~Sets dangerous precedent that tenants get free rent, what’s next?
