I own a 324SF condo in Tilton on Lake Winnisquam, My property taxes increased 77% in 2023 from $1800 to $3200 per year. I started renting my condo on Airbnb in February 2025 to defray the cost of this increase. My gross payouts in 2025 were less than $20K My annual expenses are 50% of the gross payouts with property taxes, HOA fee, utilities, maintenance and supplies. There are additional expenses with depreciation and income tax on the remaining net amount. This bill proposes to increase my expenses by 17% of my gross payouts. This will force me to raise my price in order to offset this increase, which will decrease my bookings unless everyone raises their price. If I don't raise the price, my net payouts will decrease to a point where renting it won't be worthwhile. This is a small property. Hotels don't even pay this type of tax. This is very punitive for small property owners who are just trying to make ends meet. You have not considered all of the different scenarios of properties. More due diligence and analysis is required for this bill.
