This bill takes away local control -- and precludes better-informed land use. This doesn't respect the need for buffers to wetlands and surface waters that protect water quality and our valuable wildlife. It is unclear how this would apply when someone proposes a two-acre lot (where no water supply and sewer exist), and that has a half acre of wetlands. Would this lot need to be 2-1/2 acres? Once again, this doesn't respect the need for buffers. This will not likely increase housing to the extent that it is needed. More support for water supply infrastructure (especially) is needed. That is the issue contributing to not being able to develop greater density housing in many areas.
